Private Lending

Private, secured lending behind our residential projects.

Onesta Holdings LLC finances a portion of its acquisition and rehabilitation projects through private, secured debt rather than equity partnerships. This page describes how that program is structured, in general terms, for parties who already know us or are exploring a relationship with us.

Overview

Lenders, not owners

Capital placed with Onesta through this program is structured as a loan, not an equity or ownership stake. Funds are lent to the project-specific entity that holds title during acquisition and rehabilitation, secured by a recorded mortgage or deed of trust against the underlying real estate. Lenders are repaid principal plus a fixed, pre-agreed return — never a share of profit or project upside.

This is general descriptive information about our financing approach, not an offer or solicitation to buy or sell any security. Specific terms, minimums, and documentation are shared privately with qualified parties only, after a direct conversation with our team.

Secured by real property

Each loan is backed by a recorded lien on the specific property it finances — not a general promise or an unsecured note.

Fixed, known return

Terms are agreed in advance and don't change with how a project performs. No profit-sharing, no equity kicker, no surprises.

Short-duration projects

Capital is deployed against defined-scope residential acquisition and rehabilitation projects with a planned exit, not open-ended holds.

How a Relationship Typically Starts

Getting to know each other first

Introductory conversation

We start with a direct conversation about your goals and our current pipeline — no forms, no commitments.

Qualification

Because of how this program is structured, we work only with parties who meet applicable investor qualification requirements.

Private terms & documentation

If there's a fit, we share the specific project, rate, term, and security details privately, along with the note and loan documents for your and your attorney's review.
